Resident Screening Policy
Before you apply to rent, please take the time to revie wthis screening policy. All persons 18 years of age or older will be required to completed a separate rental application and verifications. The following are standards that will be used to judge your application. You must meet the following standards to qualify.
Income Requirement: Total combined gross income of all applicants must exceed $65,000 per year.
Employment Verification: Applicants must have current verifiable employment o fsiz (6) months. Retired or self-employed applicants must provided financial statements tha treflect the income requirements set above. The sample financial statements are either tax returns or annual letters from social security, retirement funds, etc.
Rental Verification: Applicants must have a two (2) year rental history from previous landlord. Applications for residency will automatically be denied for the following reasons:
- An outstanding debt to a previous landlord
- A breach of a prior lease or a prior eviction
- More than two (2) late payments in th eprevious six (6) months
Credit Verification: A credit repor twill be completed on all applicants to verify credit ratings. A FICO score of 660 and above meets our credit approval requirements. Applicants may be denied or be requested to pay an additional deposit for the following reasons: reposession, foreclosure, tax liens, and personal bankruptcy.
Criminal Verification: A criminal check will be conducted for each applicant. Th eapplicaiton will be denied for any conviction related to the manufacture or distribution of controlled substances; violence, gang activity, arson, or injury to persons. Those on a sex offender database will not be accepted.
